Keeping Luxury Housing Developments Moving with Same-Day Construction Logistics

Over a period of 3 years, Today Team has provided varied logistics support to a luxury housebuilder working across the North West.

The customer builds high-quality homes on relatively small developments, often comprising around 10 to 20 properties. With several plots progressing at different stages, materials and specialist items needed to reach site at the right point in the construction programme.

Much of our work involved collecting directly from the housebuilder’s suppliers and delivering to site. The loads have ranged from kitchens, stairs and general building materials to important documents required for mortgage completions.

Although the requirements vary considerably, the reason behind each delivery is often the same: something critical is needed to keep the job moving and on track.

When a missing item becomes a job stopper

Construction programmes rely on different trades completing their work in sequence. If a critical component is unavailable, the impact can quickly extend beyond the item itself.

A delayed staircase, for example, might prevent safe or practical access to the upper floors of a property. That can affect the trades due to work in those areas and disrupt activity across the plot while the site team waits for the delivery.

Similar pressure can arise when a key component or building material is needed to complete a particular stage of work. Even documents can become time-critical when a property is approaching completion and the mortgage process depends on them reaching the correct recipient.

Standard supplier delivery schedules don’t always fit those requirements. A supplier may be able to make the goods available, but the housebuilder still needs a reliable way to collect them and take them directly to site.

A set of documents might fit in a small van, while stairs or building materials could require a much larger vehicle. What matters is understanding what the site is waiting for and arranging the right solution quickly.”

Matching the right vehicle to the consignment

The variety of work has required access to vehicles across Today Team’s fleet and wider network.

Smaller consignments and documents can travel in a small van, while kitchens, stairs and other bulky items may require a Luton van or 7.5-tonne vehicle. At the other end of the scale, some loads have called for an articulated flatbed.

Vehicle selection is based on the size and weight of the load, the way it needs to be handled and the access available at the collection and delivery points. This planning helps prevent a time-critical job from being delayed further because the vehicle arriving at the supplier is unsuitable for the goods.

Today Team also coordinates the practical details with the supplier and site team, including collection instructions, delivery contacts and any relevant access or unloading requirements.

Supporting the construction programme with planned and unplanned deliveries

Over the course of the relationship, Today Team has become a trusted source of additional logistics capacity for the housebuilder.

The service is used when an item needs to be collected from a supplier and delivered directly to one of the company’s developments, helping the site team deal with gaps between supplier availability and the point at which materials are required.

Some requirements arise at short notice, while others can be planned in advance because the construction programme demands a dedicated delivery at a particular time.
